Commercial roofing in Brighton, CO

Brighton is about 30 miles north-northeast of our Centennial office, and E-470 gets us most of the way there. We inspect, repair, maintain and replace roofs on its downtown buildings, metal and industrial buildings, retail centers and multifamily and association properties.

Brighton's commercial buildings

Brighton grew up as a farm town on the South Platte River and is now the county seat of Adams County, with part of the city extending into Weld County. It still has a working agricultural and industrial side, and it's adding new commercial, industrial and multifamily development quickly. The roofs reflect both.

Downtown and the civic core

Historic Main Street and Bridge Street hold older one- and two-story brick commercial buildings, typically with flat roofs behind parapets, layered built-up roofing and drainage through scuppers and downspouts that have seen better days. Adams County's government buildings and the city's civic buildings add institutional roofs nearby.

Industrial and agricultural buildings

Along US 85, I-76 and the rail lines, Brighton has warehouses, food and agricultural processing, equipment dealers, shops and storage buildings. Many are pre-engineered metal buildings, some decades old, with the classic metal-roof problems: backed-out or worn fastener washers, leaking panel laps, failed ridge and skylight panels and rust at gutters and eaves.

Retail, healthcare and new growth

Prairie Center near I-76 and E-470 brought large-format retail, and newer centers, medical offices and the hospital campus serve the growing north and east sides. New apartment complexes and townhome associations are filling in around them, and the city's older apartment and condominium communities are reaching the age where roof replacements come up in reserve planning.

Permits in Brighton

The City of Brighton's Building Division handles contractor licensing, permits and building inspections inside city limits, through its permit counter and online portal. The city's roofing requirements call for a mid-roof inspection on flat commercial roofs, so the inspector sees the work before it's covered, and approved plans and the permit card have to be available on site.

We handle the application, inspections and on-site documents and include permitting in our proposal. The city's permitting page has the current process. Because Brighton is surrounded by unincorporated Adams County and borders Weld County, plenty of nearby properties are permitted by a county instead of the city. We confirm jurisdiction before we price the job.

Weather on the plains

Brighton is out on the open plains northeast of Denver, and the weather there is different from the foothill cities.

  • Hail. Northeastern Colorado sees some of the most frequent hail in the country. Storms that form over the mountains often mature as they move onto the plains, and Brighton sits right in their path from mid-April to mid-August.
  • Wind. With little to slow it down, wind hits buildings at full strength. On metal buildings, that means stress on fasteners, trim and ridge caps; on low-slope roofs, it means edge metal and membrane attachment.
  • Drifting snow. Snow blows across open ground and piles up against parapets, higher walls and rooftop equipment, concentrating load and burying drains.
  • Sun and temperature swings. Intense sun and large daily temperature swings make metal panels expand and contract, which works fasteners loose over time.

What we do in Brighton

Brighton roofing FAQs

Our property is outside Brighton city limits. Who issues the permit?

Usually Adams County, or Weld County for properties north of the county line. Rules and inspection steps differ between the city and the counties, so we confirm jurisdiction from the parcel record before we price the work.

Should we repair our old metal building roof or replace it?

If the panels and structure are sound, a repair or a restoration often makes more sense than tearing it off. That can mean replacing fasteners and sealing laps, a spray foam roof over the metal or a retrofit roof on top. We inspect, show you photos and lay out the options with the remaining life each one buys.

Will you cover our insurance deductible after a hailstorm?

No. Colorado law doesn't allow roofing contractors to pay, waive or rebate a deductible. What we do is document the damage carefully, meet your adjuster and make sure the claim reflects the actual damage to your building.

Can you maintain several buildings on one property?

Yes. Industrial and agricultural sites often have a main building plus shops and storage buildings. We put them on one S.M.a.R.T. schedule, priced per building, with a report for each so nothing gets overlooked.

Is Brighton in your service area?

Yes. We work across Denver and the communities within about 30 miles of our Centennial office, and Brighton is at the northeast edge of that area.
