Commercial roofing in Castle Rock, CO

Castle Rock is about 20 miles south of our Centennial office, straight down I-25. We inspect, repair, maintain and replace low-slope and metal roofs on the Town's retail centers, light industrial buildings, multifamily properties and association-owned buildings.

Castle Rock's commercial buildings

Castle Rock has grown quickly, and its commercial roofs reflect that. Much of the newer square footage clusters around the I-25 interchanges: the Outlets at Castle Rock on the west side of the highway, the Promenade at Castle Rock and the retail pads along Founders Parkway and Meadows Parkway, and the grocery-anchored centers that followed the rooftops east and west of town. Most of those buildings carry single-ply membranes, usually TPO, on large low-slope roofs with a lot of rooftop equipment.

Downtown is a different job. The older two-story buildings along Wilcox and Perry Streets often have flat roofs hidden behind brick parapets, with layered built-up or modified roofs, internal drains and flashing details that have been patched more than once. Those roofs need a careful tear-off plan and a close look at the deck before anyone prices a new system.

Then there are the associations. Master-planned communities such as The Meadows, Crystal Valley Ranch and Terrain have clubhouses, pool buildings and townhome and condominium buildings that an association has to keep up, and newer development along the south end of town, including Dawson Trails, will add more. Light industrial and flex space near the I-25 frontage, churches, schools and medical offices round out the mix.

Permits from the Town of Castle Rock

Castle Rock is a town, not a city, and its Building Division issues commercial building permits. Commercial projects go through plan review, applications are submitted electronically, and contractors must be licensed and registered with the Town before a permit is issued. The Town also publishes a guide specific to commercial roofing.

We pull the permit, follow the Town's roofing guide, schedule the required inspections and include the cost in our proposal. If your property is outside Town limits in unincorporated Douglas County, the county's building division handles the permit instead, and we'll tell you which applies before work is scheduled. You can read the Town's requirements on its commercial permits page.

Weather on the Palmer Divide

Castle Rock sits around 6,200 feet, close to the Palmer Divide, the high ridge between Denver and Colorado Springs. That elevation changes the roof conditions compared with the central metro area.

  • Snow. The Divide tends to catch heavier snow than Denver. On low-slope roofs, snow drifts against parapets, rooftop units and higher walls, and drains can freeze shut. A blocked drain under a drift is a common source of mid-winter leaks.
  • Hail. Afternoon thunderstorms build over the higher terrain from mid-April to mid-August, and hail is part of most summers. A roof that looks fine from the parking lot can have bruised membrane, cracked skylights or dented metal that only shows up on a close inspection.
  • Sun and freeze-thaw. UV at altitude ages membranes and sealants faster, and daily freeze-thaw cycles in spring and fall work open small gaps at seams, pitch pans and flashings.
  • Wildfire. Parts of Castle Rock border open space and wooded terrain. The Town has published guidance on how Colorado's 2025 Wildfire Resiliency Code applies to re-roofs, which generally means a Class A rated roof covering or assembly where the code applies. We check your address against the Town's requirements before we specify a system.

What we do in Castle Rock

Castle Rock roofing FAQs

Is Castle Rock inside your service area?

Yes. We work across Denver and the communities within about 30 miles of our Centennial office, and Castle Rock is a straight run of roughly 20 miles down I-25. After a hailstorm we can get an estimator on your roof while the storm date is fresh, and if water is coming in, call us first and we'll tell you what we can do to stop it.

Does the wildfire code change what goes on our roof?

It can. Colorado's 2025 Wildfire Resiliency Code calls for Class A rated roof coverings or assemblies in mapped wildfire hazard areas, and the Town has published guidance on how it applies to re-roofs. Most commercial membranes and metal systems can meet a Class A rating when installed as a tested assembly. We confirm the requirement for your address and specify a compliant system in the proposal.

Should we have snow shoveled off our flat roof?

Usually not by a general snow crew. Shovels and ice picks puncture membranes, and most low-slope commercial roofs are designed for local snow loads. What matters more is keeping drains and scuppers open and watching for deep drifts against parapets and rooftop units. If you're worried about a specific drift or sagging, call us and we'll look at it.

Can you replace a retail roof while the stores stay open?

In most cases, yes. We plan staging, crane lifts and material deliveries around store hours and parking, keep tear-off areas small enough to be dried in the same day, and coordinate notices with the property manager so tenants know what to expect.

Our association has several roofs on different schedules. Where do we start?

Start with a condition survey of every building. We give the board a written report with photos, remaining-life estimates and a prioritized list, which feeds directly into reserve planning so replacements are spread out instead of arriving all at once.
