Commercial roofing in Commerce City, CO

Commerce City is about 20 miles north of our Centennial office, by I-25 and I-270 or by I-225 and I-70. We repair, maintain and replace roofs on its warehouses, plants, terminals and shops, and on the newer retail, apartment and association buildings in the north.

An industrial city first

Commerce City took its name from its industrial base, and that base still defines its roofs. The southern half of the city, along I-270, I-76, Vasquez Boulevard (US 85) and Brighton Boulevard, is packed with distribution warehouses, truck terminals, rail-served buildings, food processing and cold storage, fabrication shops and yards. The Suncor refinery and the area's rail yards anchor the heavy industrial core.

Roofs in that part of the city cover a wide range of systems and ages:

  • Pre-engineered metal buildings with leaking fasteners, failed panel laps and rusted gutters.
  • Older built-up and gravel roofs on mid-century warehouses, often with multiple re-covers.
  • Large single-ply roofs on newer distribution buildings, where a single roof can cover several acres.
  • Spray foam roofs that need periodic recoating to protect the foam from UV.

Away from the industrial core, the city looks completely different. The Prairie Gateway area around Dick's Sporting Goods Park, on the edge of the Rocky Mountain Arsenal National Wildlife Refuge, and the growing neighborhoods north of the refuge, including Reunion, bring retail centers, schools, churches, apartments and townhome associations.

Roofing around industrial operations

Industrial roofs come with conditions that office and retail roofs don't:

  • Rooftop exhaust and contaminants. Grease, oils and process exhaust can attack some membranes. Food processing roofs often need a membrane rated for that exposure, plus regular cleaning around vents.
  • Heavy equipment and foot traffic. Process equipment, large rooftop units and frequent service visits wear out membranes along the paths people actually walk. Walkway pads and protection boards are cheap insurance.
  • Operations that can't stop. Many plants and warehouses run multiple shifts. Work has to be phased around loading docks, sensitive inventory and production areas, with dry-in at the end of every day.
  • Safety. Industrial sites have their own safety rules, and roofs over active operations need fall protection, controlled access and coordination with the site safety lead. Our safety program is built for that.

Permits in Commerce City

Commerce City's Building Safety Division, part of Community Development, issues building permits, reviews plans and inspects construction. Roof replacements need a permit, and larger industrial projects may need plan review, especially when rooftop equipment, structure or drainage changes. We file the application, handle any review comments, schedule inspections and include the cost in our proposal. The city's building permits and inspections page describes the process. Properties just outside city limits fall under Adams County instead, and we confirm jurisdiction before we price the job.

Weather on the northeast side

  • Hail. The open northeast metro area sees frequent hail from mid-April to mid-August. On a multi-acre roof, even scattered damage adds up to a lot of square footage to document.
  • Wind. Strong winds cross the open ground around the refuge and the plains to the east. Large roofs with long, unbroken edges need secure perimeter details.
  • Ponding and snow. Large, nearly flat roofs collect water and snowmelt in low spots. Ponding speeds membrane aging and adds load, so drainage gets a close look in every inspection.

What we do in Commerce City

Commerce City roofing FAQs

Can you replace our roof without shutting down the plant?

In most cases. We phase the work by area, schedule noisy or dusty tasks around your shifts, protect inventory and equipment below, and coordinate any rooftop equipment shutdowns with your maintenance team. Every area we open gets dried in the same day.

Our metal warehouse leaks at the screws. Do we need a new roof?

Not necessarily. If the panels are structurally sound, options include replacing failed fasteners and sealing laps, adding a spray foam roof over the metal, or installing a retrofit system. An inspection tells us which makes sense for the remaining life you need.

We process food. Does that affect which membrane we use?

Yes. Grease and oil from exhaust vents can soften or degrade some membranes. We look at what's coming out of your rooftop equipment and specify a membrane and detailing suited to that exposure, plus a cleaning schedule in the maintenance plan.

How do you inspect a roof that covers several acres?

We combine a walking inspection with drone photography and, where moisture is a concern, an infrared survey. The result is a roof plan showing damage, wet areas and repair priorities that you can use for budgeting or an insurance claim.
