Commercial roofing in Greenwood Village, CO

Our office at 6422 S Quebec St is less than a mile south of Greenwood Village City Hall on the same street. The Village's office towers, retail centers, hotels and condo communities are minutes from our door.

The office core of the Tech Center

Much of the Denver Technological Center lies inside Greenwood Village, along with Greenwood Plaza and the office corridors on both sides of I-25 between Belleview Avenue and Arapahoe Road. The result is a city with a small population and a very large amount of commercial roof area, much of it on taller buildings.

  • Mid-rise and high-rise office. Roofs that are smaller than the floor plates suggest and crowded with cooling towers, air handlers, exhaust fans, antennas and window-washing davits. Getting material up means a crane or hoist, usually scheduled early or on weekends.
  • Low-rise office and older office parks. Two- and three-story buildings from the Tech Center's earlier decades, many on their original or second roof, often single-ply or built-up with tapered insulation that has been patched around years of equipment changes.
  • Retail, dining and hotels. The Landmark at Orchard Road and I-25, the Orchard and Arapahoe Road corridors and the hotels near the light rail stations. Roofs over restaurants bring grease exhaust, which breaks down some membranes if it isn't managed.
  • Condo and townhome associations. Mid-rise condo buildings and townhome communities near the Tech Center and the stations, managed by boards and property managers who need clear options and documentation.

Permits in Greenwood Village

Greenwood Village handles its own permits and inspections through the Community Development department at 6060 S Quebec St. Commercial roofing has to follow the Village's roofing standards and guidelines, and commercial plans are submitted digitally through the city's online portal. The Village also notes that approvals from an owners' association or architectural committee don't replace its own plan review, and some may be needed before a permit is issued.

We prepare the submittal, pull the permit, schedule the inspections and include the cost in our proposal. The Village's requirements are on its building permits and inspections page.

Rooftop conditions in the Tech Center

Tech Center roofs deal with the same Front Range weather as everyone else: hail season from roughly mid-April to mid-August, intense UV, freeze-thaw and snow. Height and equipment make some of it worse.

  • Wind. Taller buildings see higher wind pressures at roof corners and edges, and chinook gusts find any loose edge metal or flashing. Attachment should be designed for the building's height and exposure, not copied from a one-story spec.
  • Snow drifts. Snow piles up against mechanical penthouses, screen walls and parapets, adding load and holding meltwater against flashings.
  • Equipment. On roofs this crowded, curbs, pitch pans and pipe penetrations are a common source of leaks. When HVAC units are replaced, the curbs need new flashing, and that only goes well when the mechanical contractor and roofer coordinate.
  • Hail. Hail damage is easier to miss on a crowded roof. We check equipment fins and housings, skylights and the membrane, so you have a full picture for your insurer.

Greenwood Village commercial roofing FAQs

Can you work on an occupied office building without disrupting tenants?

Yes. We schedule noisy work and crane picks around building rules, protect entries and loading areas, and keep the property manager updated through one point of contact.

Does our condo association need Village approval as well as board approval?

Usually both. The board approves the work under your governing documents, and the Village issues the permit. Your association's approval doesn't replace the Village's review.

How do you get materials onto a mid-rise roof?

Usually with a crane or material hoist, scheduled with building management. If the crane has to sit in a street or shared drive, we arrange the needed permissions first.

Our restaurant tenant's exhaust is damaging the roof. What can be done?

We clean and repair the affected area, recommend a grease containment system at the fan, and can add the area to a maintenance program so it's checked every visit.

Can you inspect a roof before we sign a lease or buy a building?

Yes. You get a written report with photos, condition, remaining-life estimates and the cost drivers for any work needed.
