Commercial roofing in Englewood, CO
The City of Englewood is about 6 miles northwest of our Centennial office, between Denver and Littleton along Broadway and Santa Fe Drive. Its buildings are some of the oldest in the south metro, and their roofs show it.
An Englewood address isn't always the City of Englewood
Before anything else: a lot of "Englewood, CO" mailing addresses aren't in Englewood. Large parts of the Denver Tech Center, the business parks south of it and areas east of I-25 use Englewood mailing addresses while sitting in Greenwood Village, Centennial or unincorporated Arapahoe or Douglas County. Permits follow the parcel, not the ZIP code, so we confirm the jurisdiction before we price a job. If your building is in the Tech Center, our Greenwood Village and Centennial pages may be the better fit.
This page is about the city itself: a compact, older first-ring suburb with a mix of storefronts, medical buildings, industrial property and apartments.
Buildings in the city of Englewood
- South Broadway. Blocks of one- and two-story commercial buildings, many decades old, often sharing party walls. Low-slope roofs sit behind parapets and drain to the rear through scuppers or downspouts. Many have been re-covered over the years, so tear-off is common on the next replacement.
- CityCenter Englewood. The mixed-use district at the Englewood light rail station, with retail, apartments and civic buildings on larger, newer low-slope roofs.
- The medical district. Swedish Medical Center, Craig Hospital and the medical office buildings around them, where rooftop air handlers, exhaust and intakes make roof work a coordination job.
- West-side industrial. Warehouses, shops and light industrial buildings along South Santa Fe Drive and near the South Platte, with metal and built-up roofs, skylights and roof-mounted equipment.
- Apartments and condo associations. Older walk-up apartment buildings and small condo associations, many with flat roofs that have had little attention beyond patching.
Permits with the Englewood Building Division
The City of Englewood Building Division, at the civic center on Englewood Parkway, issues commercial roofing permits. Contractors need a City of Englewood license. Under the city's commercial re-roof guidelines, the work follows the roofing chapter of the adopted building code, roofs are limited to two layers, insulation has to be added where the deck is exposed, and the job closes with a final inspection and a warranty letter. Small repairs below the city's maintenance threshold don't need a re-roofing permit.
We handle the permit application, the inspection and the warranty letter, and the permit cost is in our proposal.
Older roofs, older drains
On Englewood's older buildings, the questions usually aren't about which membrane to pick. They're about what's already there:
- How many layers? If there are already two, the next roof means a full tear-off. A core cut tells us before we bid.
- Is the insulation wet? An infrared moisture survey finds wet areas so you're not paying to cover them up, or paying for tear-off you don't need.
- Can the drains keep up? Undersized or partly blocked drains and scuppers cause ponding, which shortens roof life and adds weight in a storm.
- Where does your roof end and your neighbor's begin? On shared-wall blocks, the tie-in at the party wall is a common leak point, and it takes a clean detail to keep it watertight.
Weather adds to it. Hail season runs roughly mid-April to mid-August, UV at altitude dries out old asphalt roofs, and freeze-thaw works on brick parapets and the flashings tucked into them.

Englewood commercial roofing FAQs
Our building has an Englewood address in the Tech Center. Does the City of Englewood issue the permit?
Probably not. The Tech Center is split among Greenwood Village, Denver, Centennial and unincorporated county land, and none of it is in the City of Englewood despite the Englewood addresses. We confirm the jurisdiction from the parcel record.
Can we put a new roof over our existing one?
Only if there's one layer now, the existing roof is dry and sound, and the deck can carry it. Englewood limits commercial roofs to two layers, so a second re-cover isn't an option.
Our storefront shares a roof with the building next door. How does that work?
We define where your roof ends, detail a watertight tie-in at the party wall and, when it helps, talk with the neighboring owner so both roofs stay dry.
Is a permit needed for a small roof repair?
Englewood treats small repairs below its maintenance threshold as maintenance, without a re-roofing permit. Larger repairs and replacements need one. We tell you which applies.
Can you inspect the roof before we buy or lease a building?
Yes. We provide a written condition report with photos, remaining-life estimates and the cost drivers for repair or replacement.
