Commercial roofing in Parker, CO

Parker is about 10 miles southeast of our Centennial office, an easy run down Parker Road or E-470. We serve the town's shopping centers, medical offices, churches, apartments and association communities.

Parker's commercial landscape

Parker incorporated in 1981 and grew fast from the 1990s on, so most of its commercial buildings are newer than in the inner suburbs. Many are now approaching their first roof replacement, and the town's association communities are working through the same cycle on dozens of buildings at a time.

Mainstreet

Parker's historic downtown along Mainstreet mixes a few older buildings with newer two- and three-story mixed-use buildings, restaurants and offices. Roofs here are smaller and often more complicated, with parapets, varied heights and apartments over retail.

Parker Road, Twenty Mile Road and Jordan Road

The town's main retail corridors, with shopping centers such as Flat Acres Marketplace, big-box stores, grocery-anchored centers, bank branches, restaurants and auto service buildings. Mostly large single-ply roofs with many rooftop units and long drain runs.

Medical and office

AdventHealth Parker and the medical office buildings around it along Crown Crest Boulevard, plus professional office buildings across town. Equipment-heavy roofs over space that has to stay open during work.

Churches, schools and community buildings

Parker has many churches and private schools with large low-slope and metal roofs, often looked after by a small facilities staff or volunteers who appreciate a clear maintenance plan.

Associations and apartments

Townhome and condo communities, clubhouses and pool buildings, and apartment communities along the main corridors. Boards and managers here are often planning phased replacements against reserves.

Town of Parker or Douglas County?

Not every Parker address is in the Town of Parker. Large neighborhoods with Parker mailing addresses, such as The Pinery and Stonegate, are unincorporated Douglas County, where the Douglas County Building Division issues permits. Inside town limits, the Town of Parker does. We confirm the jurisdiction from the parcel record before pricing permits.

Permits in Parker

The Town of Parker Building Division handles permits, plan review and code enforcement for property inside town limits. Applications go through the town's online permit system, and contractors have to register with the town, renewing every year. Pre-application meetings are available for larger projects. Roof replacements need a permit and inspection before the job is closed out.

We pull the permit, schedule the inspections and include permit costs in our proposal. See the Town of Parker Building Division for current requirements.

Weather on the Palmer Divide

Parker sits higher than Denver on the north slope of the Palmer Divide, and the weather shows it:

  • More snow. Upslope storms often leave more snow in Parker than in Denver, and it lingers. On low-slope roofs that means drifts against parapets and rooftop units, and ice at drains and scuppers on north-facing areas.
  • Thunderstorms and hail. The Divide helps set off afternoon storms, and hail season runs roughly mid-April to mid-August. Large retail roofs and association communities can take damage across every building at once.
  • Wind and UV. Open terrain east of town gives wind a long run at buildings, and high-altitude UV ages exposed membranes, sealants and coatings.

After a storm, document the damage while the date is fresh. Our after-a-hailstorm guide explains what to do first.

Parker commercial roofing FAQs

Is my property in the Town of Parker or unincorporated Douglas County?

Check the parcel record, not the mailing address. Areas like The Pinery and Stonegate have Parker addresses but are unincorporated. We confirm it and permit with the right office.

Will you come to Parker for a small repair?

Yes. Parker is well inside our service area, and small repairs are often how a long-term maintenance relationship starts.

Should we have snow shoveled off our flat roof?

Only when there's a real load concern, such as deep drifts or signs of structural stress. Shoveling can puncture membranes, so call us first and we'll advise or remove it carefully.

Our church roof leaks every spring. Where should we start?

With an inspection and a moisture survey to find where water is getting in and how much insulation is wet. That tells you whether targeted repairs or a replacement makes more sense.

Can you help our HOA after a hailstorm?

Yes. We inspect and document every building, meet the adjuster and prepare a scope. Under Colorado law we never pay, waive or rebate a deductible.
