Commercial roofing in Aurora, CO

Aurora begins a few miles east of our Centennial office, and its city center near I-225 and Alameda is about 10 miles northeast. We serve commercial, association and multifamily properties across all three counties Aurora spans: Arapahoe, Adams and Douglas.

Aurora's commercial building stock

Aurora is Colorado's third-largest city, and it covers a lot of ground, from older blocks along East Colfax to new development east of E-470. Roof age and type change a lot from one end of the city to the other.

  • Colfax and original Aurora. Older one- and two-story retail and mixed-use buildings, small apartment buildings and motels. Many of these roofs have been patched or re-covered more than once, and the next project usually starts with finding out what's underneath.
  • Havana Street and the I-225 corridor. Shopping centers, dealerships, restaurants and office buildings, plus the area around Town Center at Aurora and Aurora City Place. Large multi-tenant roofs with many rooftop units.
  • The Anschutz Medical Campus and Fitzsimons area. Medical office, research and lab buildings and the apartments that have grown up around them. These roofs carry dense mechanical equipment and exhaust, and they can't tolerate leaks over clinical or lab space.
  • Southeast Aurora. Southlands and the retail, medical office and pad buildings along Smoky Hill Road and the E-470 corridor, surrounded by large HOA communities.
  • Northeast Aurora near DEN and I-70. Distribution and industrial buildings, many with very large single-ply roofs, plus the hospitality and business development around the Gaylord Rockies area.
  • Associations and apartments everywhere. Townhome and condo associations and apartment communities from the 1970s and 1980s in central Aurora to newer communities in the southeast.

Permits in Aurora

Commercial roofing permits in Aurora are issued by the City of Aurora Building Division through its Permit Center on East Alameda Parkway. Roofing has its own permit types, commercial submittals go through the city's online Aurora4Biz portal, and the division publishes a roofing guide for re-roof work. Contractors must be licensed with the city. The work is inspected before the permit closes.

We apply for the permit, upload the submittal, schedule inspections and carry the cost in our proposal. The city's process is on the Aurora Building Division permits page.

Aurora address, county jurisdiction? Aurora is surrounded by, and in places mixed with, unincorporated land in Arapahoe and Adams counties. A property with an Aurora mailing address can fall under a county building department instead. We confirm the jurisdiction by parcel before pricing permits.

Hail and wind on the eastern edge of the metro

Aurora sits where the metro meets the high plains, and the plains of northeastern Colorado and the surrounding states see some of the most frequent hail in the country. Hail season runs roughly mid-April to mid-August, and storms that build over the foothills can strengthen as they move east across Aurora.

Open exposure brings wind, too. Buildings east of I-225 and along E-470 have little terrain or other buildings to shelter them, so edge metal, perimeter attachment and loose flashings take more of a beating. On industrial roofs, hail-damaged skylights are a leak risk and a fall hazard; we check them on every post-storm inspection.

Large single-ply roofs on newer warehouses can hide hail damage that isn't visible from a ladder. A walk-through with close-up photos, plus an infrared moisture survey where water may already be in the insulation, gives you a clear record for your insurer. Our after-a-hailstorm guide covers the steps.

Aurora commercial roofing FAQs

Does Aurora require a permit for a commercial roof replacement?

Yes. The City of Aurora Building Division issues roofing permits, and the work is inspected before the permit is closed. We pull the permit and schedule the inspections.

How do I know if my property is in Aurora or in the county?

Check the parcel record rather than the mailing address. Some Aurora addresses are in unincorporated Arapahoe or Adams County. We confirm it for you before we price the permit.

Our warehouse skylights were cracked by hail. Can you handle those with the roof?

Yes. We document skylight damage with the rest of the roof, make temporary covers where needed, and include skylight replacement or fall protection in the scope.

Can you replace roofs across a townhome community in phases?

Yes. We rank buildings by condition and build a phasing plan your board can fund from reserves. See our reserve planning guide.

Do you cover the far east side of Aurora?

Yes. Aurora is within our service area, from the Denver line out past E-470.
