Commercial roofing in Thornton, CO
Thornton is about 25 miles north of our Centennial office, almost entirely on I-25. We repair, maintain and replace roofs on its shopping centers, office and flex buildings, apartment communities and townhome associations.
Thornton's commercial buildings
Thornton started in the early 1950s as a planned community north of Denver and has grown north along I-25 ever since. That history gives the city two very different kinds of commercial roofs.
The original city
The southern part of Thornton, around 88th Avenue and Washington Street, holds the oldest commercial buildings: neighborhood shopping centers, single-story retail strips, churches and small office buildings from the 1950s through the 1980s. Many have built-up roofs that were re-covered at some point, wood or steel decks of uneven condition and drains that were never sized for today's storms. These roofs reward a careful survey before anyone commits to a repair or replacement plan.
The I-25 growth corridor
Farther north, newer development follows the interstate. Regional retail sits at the north end, including the Denver Premium Outlets near 136th Avenue and Larkridge near E-470. Grocery-anchored centers, pad restaurants, medical offices and flex buildings line the interchanges in between. These are mostly single-ply TPO or EPDM roofs, and the ones built in the first wave of growth are reaching the age where a first replacement comes into view.
Multifamily and associations
The N Line commuter rail, with stations at 88th, 104th and 124th Avenues in Thornton, has brought apartments and mixed-use buildings near the tracks. Thornton also has a large number of townhome and condominium associations, from older complexes in the south to newer communities in the north and east.
Permits in Thornton
The City of Thornton's Building Inspection Division, part of City Development, issues building permits and handles inspections. A commercial re-roof is filed as a commercial alteration in the city's online permit portal. It isn't issued automatically: the city reviews the application, then the permit is paid for and issued before any inspections can be scheduled. The city has also moved roofing inspections toward photo and virtual formats, and it updated its adopted building codes in 2026.
We file the application, respond to review comments, schedule the inspections and include permitting in our proposal. The city's building permits and inspections page has the current process.
Weather on Thornton's open ground
- Hail. Thornton sits on the open northern edge of the metro area, and thunderstorms rolling off the foothills often reach full strength here. Hail season runs from about mid-April to mid-August, and a single storm can damage roofs across a whole shopping center.
- Wind. With fewer tall buildings and more open land to the north and east, wind gets a clean run at large flat roofs. Edge metal, rooftop unit curbs and loose membrane are the first things to fail.
- Drifting snow. Wind-driven snow drifts against parapets, screen walls and step-ups between buildings. Drifts add load in concentrated areas and bury drains.
- Freeze-thaw. Sunny days followed by hard freezes open small gaps in older built-up roofs and flashings, especially on the original-city buildings.

Thornton roofing FAQs
Our shopping center roof is from the 1970s. Repair or replace?
It depends on how much of the roof is wet. An infrared survey shows where moisture has soaked the insulation. If wet areas are limited, targeted repairs and a maintenance plan can buy years. If they're widespread, replacement is usually the better use of money, because wet insulation keeps damaging the deck and losing its insulating value.
Who pays for roof work at a multi-tenant retail center?
Your leases decide that, not the roofer. What we can do is give you a clear scope, separate tenant-caused damage such as rooftop equipment penetrations from general roof wear, and document everything with photos so the cost allocation is easier to support.
How long does a Thornton commercial roofing permit take?
It varies with the size of the job and the city's review workload at the time. Commercial re-roofs are reviewed before issue rather than issued over the counter, so we file early and build that review into the schedule we give you.
Can one contractor handle all the roofs in our townhome association?
Yes. We survey every building, give the board a written condition report and a prioritized plan, and then handle repairs, maintenance and replacements on whatever schedule the reserve study supports.
Will you help with a hail claim?
We inspect, document damage with dated photos and measurements, and meet your adjuster on the roof. We manage large commercial and association claims, and the decision on your claim stays between you and your insurer.
