Commercial roofing in Westminster, CO

Westminster is about 25 miles north-northwest of our Centennial office, by I-25 and US 36. We inspect, repair, maintain and replace roofs on its office parks, shopping centers, new mixed-use blocks and townhome and apartment communities.

Westminster's commercial buildings

Westminster runs from historic neighborhoods near 72nd Avenue and Federal Boulevard north to 144th Avenue at I-25, with US 36 cutting diagonally through the middle. It also straddles two counties, Adams and Jefferson, which is one reason property owners sometimes aren't sure who has jurisdiction over a building.

US 36 corridor

Much of Westminster's office space lines US 36. Church Ranch and the Westminster Promenade area combine low-rise offices, restaurants, a hotel and entertainment buildings, and office and research buildings sit around Westmoor near Wadsworth Parkway. These are mostly low-slope roofs with single-ply membranes and heavy rooftop mechanical loads.

Downtown Westminster and the rail station

The former Westminster Mall site at US 36 and 88th Avenue is being rebuilt as Downtown Westminster, a district of apartments, retail and public space. At the south end of the city, near Federal Boulevard, the Westminster Station area on the B Line adds newer multifamily. Mixed-use roofs over occupied apartments need careful sequencing and fast dry-in.

North Westminster and older centers

Up at I-25 and 144th, The Orchard Town Center brought large-format retail to the north end of the city. Closer to the original town, older shopping centers along Federal and Sheridan Boulevards and 92nd Avenue carry aging built-up and re-covered roofs. Front Range Community College's Westminster campus, churches, schools and medical offices fill in the rest, along with a large inventory of townhome and condominium associations and apartment complexes.

Permits in Westminster

Westminster's Building Division, part of the Community Development Department, issues building permits. The process is paperless: applications, plans, inspection requests and results all run through the city's online system. The city has moved to photo documentation as a primary way of completing many roofing inspections, including mid-roof checks, and expects the roof to be dry and clear of snow and ice when an inspection happens.

For townhome buildings covered by the city's roofing policy, written HOA approval, where one is required, has to be on file before the final inspection. We pull the permit, document each stage with the photos the city asks for and include permitting in our proposal. The Building Division page has the current requirements.

Weather on the US 36 corridor

  • Wind. US 36 runs toward Boulder and the foothills, and strong westerly winds come down that corridor during downslope wind events. Perimeter edge metal, coping and corners take the brunt.
  • Hail. The north metro area sits in the Front Range hail belt, with the main season from mid-April to mid-August. Large storms often track across the US 36 and I-25 corridors.
  • Snow and ice. On large flat roofs, shaded north sides and areas behind rooftop units hold ice long after a storm, and frozen drains back water up under flashings.
  • Sun. High-altitude UV breaks down sealants, coatings and exposed membranes faster than at sea level, so maintenance schedules matter more here.

What we do in Westminster

Westminster roofing FAQs

Our address says Westminster. Is the building actually in the city?

Not always. Mailing addresses don't match city limits exactly, and some properties with a Westminster address sit in unincorporated Adams County or in a neighboring city. The jurisdiction decides who issues the permit and which code applies. We confirm it before we price the job.

How do photo inspections affect our re-roof?

They mean the contractor has to document each stage clearly: deck condition, insulation, fastening and flashing details. We photograph those stages anyway for our own quality control and for your records, so meeting the city's requirement doesn't slow the job down.

Does our townhome association need to approve the roof work?

If your governing documents require it, yes, and the city wants that approval on file before final inspection for buildings under its roofing permit rules. We give the board a clear written scope and material list so approval is straightforward.

Can you work on an office roof without disrupting tenants?

Yes. We plan noisy work and crane lifts around tenant hours, protect entrances, coordinate any rooftop equipment shutdowns with building engineering and keep the roof watertight at the end of every day.

How often should our roof be inspected?

NRCA recommends at least twice a year, spring and fall, plus after severe weather. Our S.M.a.R.T. program puts those visits on a schedule and ends each one with a written report.
