Commercial roofing in Arvada, CO

Arvada is about 25 miles northwest of our Centennial office. We repair, maintain and replace roofs on its historic downtown buildings, retail corridors, light industrial space and the association communities that stretch toward the foothills.

Arvada's commercial buildings

Arvada stretches from older neighborhoods near the Denver line all the way west to the foothills along Highway 93, and its commercial roofs change as you move across it.

Olde Town Arvada is the historic core around Grandview Avenue and Olde Wadsworth, now anchored by a G Line commuter rail station. Many of its brick commercial buildings have flat roofs behind parapets, with built-up or modified bitumen layers, internal gutters and decades of patching at the parapet walls. Newer apartments and mixed-use buildings near the station sit right next to them.

Retail corridors along Wadsworth Boulevard, Kipling Street and Ralston Road carry neighborhood shopping centers, pad buildings and medical offices, many built in the 1970s through the 1990s. Arvada Ridge, near Kipling and Ridge Road, mixes newer retail and apartments around another G Line stop.

Light industrial and flex buildings sit toward the city's southern and eastern edges, closer to I-70 and I-76, with large low-slope roofs, metal buildings and rooftop equipment that needs regular attention.

Associations and multifamily. Arvada has a long list of townhome and condominium associations and apartment communities, from established complexes in the central city to newer master-planned areas such as Candelas and Leyden Rock in the northwest, where associations maintain clubhouses, pool buildings and attached-home buildings.

Arvada re-roof permits and inspections

The City of Arvada requires a reroofing permit for commercial roof replacements, issued only to licensed contractors. The city's reroofing guidance spells out several things that affect a commercial project:

  • Low-slope commercial roofs need a mid-roof inspection while the work is underway, plus a final roofing inspection.
  • Commercial roofs must follow the city's adopted building code and the manufacturer's installation instructions.
  • Roofs are expected to drain after precipitation rather than hold standing water, so ponding areas need to be corrected, not just re-covered.
  • Where sheathing is exposed during a re-roof and there's no insulation in the cavity below, the energy code requires insulation to be added.

We pull the permit, schedule the mid-roof and final inspections and price the drainage and insulation work up front so it doesn't surprise you halfway through. The city's reroofing page has the current requirements. A small part of Arvada lies in Adams County, but permits inside city limits still go through the City of Arvada.

Wind, hail and the foothills

Arvada's weather gets rougher the closer you get to the mountains.

  • Downslope winds. Chinook and other downslope wind events come off the foothills with strong gusts, and northwest Arvada along Highway 93 is exposed to them. Wind damage usually starts at the edges: loose coping and edge metal, peeled membrane at corners and shifted rooftop equipment. Edge securement and fastening patterns matter here.
  • Hail. Hail season runs from about mid-April to mid-August. Storms that develop over the foothills often reach full strength as they cross the northwest metro area.
  • Snow and freeze-thaw. Upslope storms bring heavy, wet snow, and repeated freeze-thaw cycles work at seams and flashings on older roofs.
  • Wildfire. Properties near open space on the city's west side may fall in mapped wildfire hazard areas under Colorado's 2025 Wildfire Resiliency Code, which calls for Class A rated roofs. We confirm what applies to your address before we specify a system.

What we do in Arvada

Arvada roofing FAQs

Will the city inspect our flat roof partway through the job?

Yes. Arvada's reroofing guidance calls for a mid-roof inspection on low-slope commercial roofs in addition to the final. We schedule both and keep the work staged so the inspector can see what they need to see.

Our Olde Town building holds water after every storm. Can a new roof fix that?

It should. Ponding usually comes from deck deflection, clogged or poorly placed drains or insulation that was never tapered. During a replacement we can add tapered insulation and crickets, and resize or add drains or scuppers, so the roof sheds water the way it's supposed to.

Was our damage caused by wind or hail? Does it matter?

It matters for an insurance claim, because the damage has to be tied to a specific event. Wind damage tends to show at edges and corners; hail leaves bruising and punctures across the field. We document both and date our findings so your adjuster can match them to the storm.

Can you maintain a roof you didn't install?

Yes. Roofs we didn't install are welcome in our maintenance program, whatever the system. The first visit establishes a baseline, and every visit after that ends with a written report.
