Commercial roofing in Littleton, CO

Downtown Littleton is about 6 miles west of our Centennial office. From historic brick on Main Street to retail along Santa Fe Drive, we serve the city's commercial, association and multifamily buildings.

Littleton's commercial mix

Littleton was a town long before the suburbs grew up around it, and its building stock runs from the 1800s to last year. The roofing problems change with the age of the building.

Historic downtown

Main Street and the surrounding blocks hold brick and stone commercial buildings from the late 1800s and early 1900s, now shops, restaurants and offices. Their low-slope roofs sit behind parapets, often with several generations of roofing underneath, interior drains or scuppers through the masonry, and flashing details that have been redone many times. Leaks here are as likely to come through the parapet as through the roof.

Santa Fe Drive and Broadway

Aspen Grove and the retail along Santa Fe Drive, plus strip centers, medical and dental offices and older office buildings along Broadway and Littleton Boulevard. These are mostly large single-ply or built-up roofs over multiple tenants, with rooftop units for each space.

Light industrial

Shops, warehouses and flex buildings near the Santa Fe and South Platte corridor, often with metal or built-up roofs, skylights and equipment added over the years.

Apartments and associations

Apartment communities near the Littleton Downtown and Mineral light rail stations, and condo and townhome associations across the city, with boards and managers planning replacements against reserves.

Is your "Littleton" property in the City of Littleton?

Littleton mailing addresses cover far more ground than the city does. Large areas with Littleton addresses, including much of the Ken Caryl and Columbine areas, are unincorporated Jefferson County, and other Littleton addresses are in unincorporated Arapahoe or Douglas County or in neighboring cities. Each has its own building department. We confirm the jurisdiction from the parcel record before pricing permits.

Permits in Littleton

Inside city limits, permits come from the City of Littleton's Permit Center at the Littleton Center on West Berry Avenue. Applications go through the city's online permit system, and contractors need a City of Littleton license or registration to pull a permit. Roof replacements need a permit and inspection. See the city's Building & Development pages for current requirements.

Downtown historic district. Properties in the Downtown Littleton Historic District, and individually designated landmarks, go through exterior alteration review with the city's historic preservation board. Most roof membrane work behind a parapet isn't visible, but changes to parapets, cornices, visible roofing or rooftop equipment may need approval first. We check before work is scheduled.

We pull the permit, coordinate any historic review that applies, schedule inspections and include permit costs in our proposal.

Littleton weather

Littleton sits closer to the foothills than most of the south metro. Afternoon thunderstorms build over the mountains and can arrive quickly, and hail season runs roughly mid-April to mid-August. Downslope chinook winds can gust hard on the west side of the metro, testing edge metal, copings and loose flashings. High-altitude UV ages older asphalt roofs, and freeze-thaw works on masonry parapets, especially on the north faces where snow lingers.

On older downtown buildings, we pay as much attention to the walls above the roof as to the roof itself: coping joints, counterflashing and mortar are frequent water paths.

Littleton commercial roofing FAQs

Our downtown building is in the historic district. Does roof work need historic review?

It depends on what's changing. Membrane replacement behind a parapet usually isn't visible, but changes to parapets, cornices or visible roof materials can require review. We confirm with the city before scheduling.

Is my property with a Littleton address inside the city?

Not necessarily. Many Littleton addresses are in unincorporated Jefferson, Arapahoe or Douglas County. We confirm the jurisdiction and permit with the right office.

Water is coming in near an outside wall. Is it the roof or the parapet?

On older brick buildings it's often the parapet: open coping joints, loose counterflashing or deteriorated mortar. We inspect the roof and walls together and show you the source with photos.

Can a maintenance program help our multi-tenant retail center?

Yes. Twice-a-year visits keep drains clear, catch failing seams and curb flashings early, and give you a written record to share with tenants and owners. See S.M.a.R.T. maintenance.

Do you help with hail claims on commercial buildings?

Yes. We document the damage, meet your adjuster and prepare a detailed scope. Under Colorado law, we never pay, waive or rebate a deductible.
